The plumber you call for the whole house, not just the emergency. Hot water, taps, toilets, leaks, gas and the work behind a renovation, done by a licensed local crew that turns up when it says it will and prices the job before it starts.
The second visit to a house is always faster than the first. A plumber who has already seen your meter position, your hot water unit, the age of the pipework and where the previous owner moved a bathroom arrives knowing half the answer, and that shows up in both the diagnosis and the bill.

Water moving downhill fast is not automatically good. On a steep run the liquid can outrun what it is carrying, and the solids settle at the first flat section rather than continuing. That is why a fault on a sloping block often recurs at the same point regardless of how careful the household is.
It is a gradient problem, not a usage problem, and no amount of careful flushing fixes it. Seeing the profile of the line is what turns it into a defined repair instead of an annual visit.

Stormwater is licensed plumbing work in NSW, and that surprises people who assume a grate and a pit are landscaping. Pits, downpipe connections, charged lines and the point where your property discharges to the street or an easement all sit inside the Plumbing Code, and getting them wrong moves water into a neighbour's yard instead of off yours.
It is worth asking any tradesperson quoting stormwater work for their licence number before they start. A landscaper can dig the trench. The connection at either end is ours.
The most useful thing a plumber can give a keen gardener is the run of the sewer and the stormwater across the block. Once you know where the lines sit, the planting decisions make themselves and the next twenty years get considerably cheaper.

Slope changes the job before anyone picks up a tool. Access is the first question: whether there is somewhere to park within hose reach, whether the only way in is a set of stairs, whether a machine can get to the back at all or everything is carried.
Tell us on the phone rather than at the gate. It decides what comes off the van and, on a bad access job, whether one plumber or two is honest.
If something backs up at roughly the same spacing each time, eighteen months, then eighteen months again, that is not bad luck and it is not what anyone is putting down the sink. It is a fixed defect filling at a predictable rate.
The interval is genuinely diagnostic. Fast regrowth points at a live root mass through an open joint; slow build points at grade or debris. Keep the dates on a note in your phone, they tell a plumber more in ten seconds than a description of the symptoms.
The decision usually comes down to the age of the unit and what has failed. Elements, thermostats, valves and anodes are routine repairs and worth doing on a tank with life left in it. A corroded tank leaking from the body is not repairable, and anyone offering to weld one is not doing you a favour.
Somewhere around the ten to twelve year mark the arithmetic changes, and continuing to repair costs more than replacing. We will tell you which side of that line you are on rather than fixing something twice.
